The regular monthly meeting of the Oakland Heights Board of Directors convened in open and public session on October 23, 2024 in the Oakland Heights Conference Room. Notice of the meeting was made in advance thereof by posting in three places, one of the designated methods of giving notice. Minutes of the September 18, 2024 meeting were approved as distributed. The meeting was called to order by President Judy Schernikau at 8:30 am. A quorum was established with the presence of Randy Johnson, Rosa Schmidt, Kathy Rennerfeldt and Daniel Tanksley, Jr. Also present was Administrator David Deemer. Mr. Deemer was asked to present and lead discussion of the agenda items for the day. An audit of the Payroll Based Journal (PBJ) is being conducted by CMS. The audit covers the time frame of April 1, 2024 through June 30, 2024 and verifies staffing information previously submitted. Nebraska Department of Transportation has completed a Drug and Alcohol compliance review for Oakland Public Transit. All compliance observations have been addressed and cleared as of October 8, 2024. Bland & Associates are finishing the annual financial audit for Oakland Heights. Report to Board of Directors is anticipated soon. Director of Nursing, Paige Knauss, resigned her position effective November 8, 2024. A search for candidates has begun to fill the position. Health Compass was here marketing a pre-tax supplemental insurance product this past month. A food truck was here October 17, 2024 to serve Oakland Heights staff compliments of Larry Dean Anderson friends/family. Center for Medicare and Medicaid Services (CMS) presented a revalidation letter to the Administration and Board of Directors. The information includes completing the Form CMS-855A Medicare enrollment application to validate ownership and personal information to continue to receive Medicare and Medicaid funding. A motion was offered by Kathy Rennerfeldt with a second from Randy Johnson to present and adopt Resolution 2025 entitled “Section 125 Cafeteria Premium Only Plan”. This resolution expires 12/31/2025. On roll call all ayes no nays motion carried. Resolution is adopted. Oakland Public Transit has potential need to eliminate or reduce movement of rides. Options include, but are not limited to, buying vans back from Section 5311 plan or sell to other transit related services. More discussion in future months. Oakland Heights has received $30,701.91 in recruitment and retention funding. The Board will be tasked to find proper ways to use the funds. Oakland Heights has a census of 39 and assisted living is at 17. Oakland Heights is a 5-star facility. Help wanted for a full-time Director of Nursing, FT or PT RN/LPN Night shift; FT & PT CNA/CMA for evening shift. Incident summaries were reviewed, financials distributed and warrants submitted for payment. A motion was offered by Kathy Rennerfeldt with a second from Randy Johnson to pay warrants as submitted. On roll call all ayes no nays motion carried. There being no further business to transact, meeting was adjourned at 9:45am.
