WALENTINE O’TOOLE, LLP Attorneys at Law 11240 Davenport St. Omaha, NE 68154 NOTICE OF MASTER COMMISSIONER’S SALE Re: 5743.0421 TO WHOM IT MAY CONCERN: By virtue of an Order of Sale issued out of the District Court of Burt County, Nebraska, and pursuant to the Decree of said Court, in an action wherein Carrington Mortgage Services, LLC is Plaintiff and Jay R. Sharpe, marital status unknown; Current Spouse of Jay R. Sharpe, if any, real name unknown; and Secretary of Housing and Urban Development, are Defendants, Case No. CI 25-84; I will sell at public auction to the highest bidder the following property at 10:00 AM, on June 25, 2026, at the Center of the Main Floor of the Burt County Courthouse, 111 N. 13th St., Tekamah, NE 68061, to-wit: South 118 Feet of Lot 5, Block 77, City of Tekamah, Burt County, Nebraska and commonly known as 1422 N St., Tekamah, NE 68061, to satisfy the liens and encumbrances therein set forth; and to satisfy the accruing court costs, all as provided by said Order and Decree. The highest bidder will deposit with the Master Commissioner, at the time of the sale (must have the check in your possession when bidding), a non-refundable personal or cashier's check in the amount of $5,000.00 with the full purchase price, in certified funds, to be received by the Plaintiff’s Attorney immediately upon Confirmation of the Sale by the Court, except this requirement is waived when the highest bidder is the Plaintiff. If the Purchaser does not pay the full purchase price and if the sale then has to be set aside, the deposit remains non-refundable and it will be applied toward the amounts incurred to unwind the sale and re-set a new sale. The purchaser shall be responsible for all liens or encumbrances not foreclosed by this Sale, if any, all applicable fees, all taxes, including the documentary stamp tax, and all special assessments. This property is sold “as is” and this sale is made without any warranties as to title or condition of the property. If this sale is set aside for any reason, other than as described above, the Purchaser at the sale shall be entitled only to a return of the deposit paid, or the purchase price if paid by the Purchaser. The Purchaser shall have no further recourse against the Plaintiff, the Servicer for the Plaintiff, the Defendants, the Master Commissioner, or the Plaintiff’s/Servicer’s/Defendants’/Master Commissioner’s Attorney.
